Zoning review and master planning

Our team is often brought into the process in the early master planning stage so we can help evaluate the site looking through the architectural eye while working closely with the civil engineering and planning team. We ensure that we look at the diversity of the site while keeping in mind the investment aspect of it, typically we can always find a few extra lots during this process.

We have interactive meetings to ensure that we help the planning team understand what is needed for the site to achieve the design criteria for the units as well as the need of parking spaces, common spaces etc.

initial design meeting

In the initial design meeting, we discuss what our client is looking for their site. How many floor plans are they looking for and what is the range of square footage, how many elevations per floor plan, what materials are they envisioning and what are the thought about the space planning for the different floor plan options. In this meeting we talk about how to incorporate optional design upgrade opportunities for our builder that will be either incorporated into the plans or give the buyers an option to purchase.

We will be talking about architectural control and/or the communal spaces that we will be designing such as club houses, model homes and sales offices. We will also talk about the construction cost to get an understanding of the budget the developer has for each lot so we can consider that in our designs and how we approach the structural configuration.

Blacklines, Elevations, and 3D computer generated models

First, we start with all the black lines (floor plans) to ensure that they have the diversity that the developer is looking for then we design the exterior elevations where we incorporate the roof design, window sizes and all the exterior details that are finalized and perfected while making sure that all the elevation options are complementary to each other while giving the site diversity yet a cohesive look.

 We work in 3D which gives us the capability to look at all the models in 3D.

We have an inhouse rendering service and at this stage we offer interior and exterior photo realistic images an interior virtual walkthrough.

Virtual tours accurately and realistically depict what the views from any location in the home will look like once completed.

We can bring together all project details, working with your marketing department providing all creative assets allowing our developers to maximize the presale opportunities in the current market.

construction drawings and building permit submission

We will convert the design package into permit ready construction drawings. Pulling from our experience working with our developer/builders ensures that no details are missed and that we truly understand which construction details are needed to build out your project without delay or costly errors on site.

We work hand in hand with all the consultants on the project to ensure that we create complete and cohesive construction package that we will submit to the town.
